Client's Issue and Needs
A major financial institution commissioned PHH ARC to complete environmental investigation and remediation planning on a large commercial property for the purpose of obtaining a Certificate of Compliance (COC) from the BC Ministry of Water, Land and Air Protection (MWLAP).

Our Solutions and Outcome
PHH ARC has completed numerous environmental investigations and planning on the site including:

  1. A Stage 1 and 2 Preliminary Site Investigation
  2. A large scale Detailed Site Investigation, involving over 70 boreholes and monitoring wells, to delineate gasoline and dry cleaning chemical (Perchloroethylene) contamination in soil and groundwater.
  3. On going monitoring of contaminated concentrations in the groundwater.

A Remedial Action Plan (RAP) was also completed by PHH ARC and submitted to MWLAP for the purposes of obtaining an Approval in Principal (AIP) for the RAP.  The AIP will ensure provision of the COC at a later date, and will allow the client to make an application for a development permit for the Site.

Client's Issue and Needs
Our Client required a Building Condition Assessment (BCA) and an Environmental Stage 1 Preliminary Site Investigation (Stage 1 PSI) for the financial company on behalf of the purchaser for financing purposes in purchasing a 4-unit commercial front portion of a multi-tenant residential building in Burnaby, BC.

Our Solutions and Outcome
PHH ARC conducted the field work required to complete the BCA and Stage 1 PSI reports including a historical review of the property, interviews and relevant parties, inspection of building structural and mechanical components and liaised with Client, purchaser and agents.  Reports included the current and historical condition of the building and property as well as budget estimates for building maintenance.  The Client received these reports in a timely manner in order to minimize any potential delay in their transaction.
